Did you realize you live in a City of Dallas Historic District? That might seem like a stupid question, but you would be surprised at how many people don't seem to know this.
The Peak's Suburban Historic District was created in 1995 and includes the area generally bound by Haskell Avenue, Gaston Avenue, Peak Street, Sycamore Street, Fitzhugh Avenue, and Worth Street and contains approximately 125 acres of land. Although this district is primarily residential, the commercial tracks along Gaston are also included in the district.
Since Peak's Suburban is a City of Dallas Historic District, that means that ANY exterior changes must have an approved Certificate of Appropriateness form before work begins. This includes such major work as brand new construction or additions and demolitions to such ordinary projects like painting your house or building a new fence.
Depending on the type of work proposed, a CA (the nickname we have for a Certificate of Appropriateness form) could be either 'Routine Maintenance' which can be approved by Staff, or a 'Standard' CA that will need approval from the Landmark Commission.
In upcoming issues, I'll inform you about what is considered 'Routine Maintenance', what needs to be reviewed by the Landmark Commission, what a 'contributing building' is compared to a 'non-contributing' building and the most common mistakes and myths of living in a historic district.
